This contemporary new development on Berners Street in the heart of Fitzrovia comprises 20,000 sq ft of high quality Grade A office accommodation set over seven floors, along with retail and restaurant space on the ground and lower ground floors. It has been designed to offer flexible shared workspaces and co-working desk space all in an elegant environment which puts the wellbeing of end users first. The office workspaces are fitted with floor to ceiling windows as well as outside access from each floor, making them light and airy, while its flexible floorplates allow for different ways of working.
We worked closely with office design and build experts, Oktra on the interior fit-out, with our team delivering bespoke joinery on all nine levels of the building, including the striking reception area which was designed to create that all important first impression.
The bespoke reception desk, which our team manufactured and installed on site, features a solid limed oak top with curved edges plus real bronze edge inlay underneath framing the desk front. The white-washed effect of the limed oak provides the perfect contrast to the black textured Kvadrat fabric front panels and wooden framework. The desk also features practical solid oak internal shelving which provides plenty of hidden storage space behind the desk while maintaining the clean lines of the design.
We stripped and re-sprayed the existing wall panels in the reception area to a contemporary dark grey finish, which acts as the perfect backdrop to the reception desk and lift lobby areas. The bespoke metal powder-coated framing and planter joinery was created by our team to conceal building services while enhancing the space with real greenery.
Being a shared office space, one of the key requirements was providing flexible working spaces and that included creating quiet spaces to work away from the main open plan working areas. We worked with Oktra to devise quiet room phone booths which were clad in deep blue acoustic panelling to the rear with stand-up desks manufactured using limed oak veneered worktops. The acoustic panelling effectively reduces the noise and distractions from the main office, allowing staff space to work alone or make calls when needed. At the same time, we also created oak veneered display bookcases with integrated LED lighting for the meeting rooms – ensuring a cohesive design was achieved throughout the whole building.
We installed new bespoke tea points and lockers on each floor of the building. These were manufactured from oak carcasses with a super matt laminate and finished with quartz-based Silestone worktops in light grey. The PerfectSense Topmatt Laminate from EGGER, which was specified in a dark grey colour, benefits from anti-fingerprint properties and has excellent resistance to abrasion, impact and micro-scratches. The seamless cupboard door design is further enhanced thanks to the stylish hardwood oak finger pulls in place of handles.
Working with our in-house washroom division, Washroom Washroom, we installed the new staff changing areas on the lower ground floor of the building which include power-coated metal drying racks with solid oak slats and bespoke Formica lockers with Ojmar personal user locks. We applied EGGER PerfectSense Topmatt Laminate in grey to the external surfaces and finished.
Rounding up the changing room design are the laundry bin drops and vanity units both of which we manufactured from oak veneer with Silestone tops in light grey stone effect.
